Reasons to Buy Bartley Residence

  1. Location
    Bartley is considered pretty central, not far from town. By car it is 10 – 15 minutes drive to the CBD. By train, around 15 – 20 minutes.

    The newly constructed 4.5km long Bartley-Tampines viaduct makes driving to the east a breeze. Tampines Regional Centre, is surprisingly, just ten minutes’ drive away, as are the Changi Business Park, and IKEA & Courts.

    This is also just one train stop to Serangoon MRT interchange station, where Nex Megamall is. Dine there, shop for groceries, then take the train one stop home. Or take the North East Line and be in Orchard Road in 10 minutes.

  2. MRT Effect
    It is beside an MRT station on the Circle Line, which connects all the MRT spokes around the island. You could as easily get to NUS / One-North or the Harbourfront as to Marina Bay or Changi or Woodlands.

    Property near MRT stations carry a premium: the nearer, the higher the premium. Those within 10 minutes walk have shown the greatest capital appreciation & resilience in downturns. Those within 2 minutes’ walk, like this one is, are rarer.


  3. Openness
    Not only does Bartley Residences step up to higher ground above Bartley Road, but it sits in a low-rise private residential area enjoying open views & space & winds.

    Across the road just 5 minutes walk away are the reputable Maris Stella Primary & High Schools. Other good schools in the vicinity include Paya Lebar Methodist Girls Primary & Secondary, and Cedar Primary & Secondary Schools.

    The Australian International School at Lorong Chuan is 2 train stops from Bartley.

  5. Rental & Investment Potential
    Quite apart from the MRT station next door which always makes for a good bet, there is housing demand in Bartley because it is near centres of employment.

    Such as the Paya Lebar Commercial Hub down the road, and the industrial areas of Tai Seng & MacPherson. Actually any place along the Circle Line is a potential tenant pool. Even NUS, One-North & BioPolis are barely 25 minutes by train.

    The upcoming redevelopment of nearby Bidardari & Paya Lebar should lift values in Bartley as well, though Bartley is likely to retain some of its more peaceful & laid back character due to its less dense neighbourhood.

ParcRosewood is a new low-rise resort-like condominium for sale within walking distance of the Woodlands Regional Hub, MRT station & Causeway Point.

Situated in a private residential enclave within a condo belt close to landed housing. The Singapore American School is just 1.3km away.

Woodlands MRT station is going to be an interchange for the North-South Line (NSL) and the upcoming Thomson Line (TSL) that will cut travel time to town. Prices of real estate in Woodlands, especially near the interchange, is expected to appreciate accordingly in future.

  1. Parc Rosewood Pricing. ParcRosewood has some of the cheapest penthouses for sale, starting from $958K for a 2 bedroom penthouse, $1.218M for a 3 bedroom penthouse, $1.348 for a 4 bedroom penthouse, and $1.68M for a huge 5 bedroom penthouse. 

    Note: One 3 bedroom penthouse type can be turned into a 4-bedder. Which would make them the cheapest 4 bedroom penthouses around! (But limited availability.)

  2. Investment Potential. The upcoming TSL (Thomson MRT Line) will greatly lessen travel time from Woodlands to the city, while the RTS (Rapid Transit System) will ease causeway congestion as it will link Woodlands to Johor Baru. 

    Analysts are expecting home prices in Woodlands to appreciate as the interchange will increase human traffic & improve accessibility, which should drive up demand for property, leading to an upward impact on prices. It would also boost the rental market due to improved accessibility.

  3. Convenience. About 850m from the Woodlands Regional Hub, Library & Causeway Point which provide all the necessary amenities including supermarkets, shops, food outlets, banks, etc.

  4. Accessibility. About 950m from Woodlands MRT station & Bus Interchange. One minutes drive from the Seletar Expressway.

  5. Ambience. ParcRosewood will be a very cosy and relaxing place to come home to, given its low-rise country-resort style with landscaping, pools and water features interwoven between all blocks. Huge range of facilities.

If you are looking for a condominium in Punggol, there are 2 worth looking at.

One is River Isles. NOT within walking distance to Punggol MRT but just 3 bus stops away for around $8xx PSF. Much more affordable. Even comes with marble flooring and quality fittings like Kohler.

But if you want a condo that is really convenient, look at Watertown Punggol a.k.a. ‘the condo at Punggol MRT‘. If money is no object, this is THE ONE to buy.

Lots of people seem to agree. They bought up over 160 units within 5 hours of launching (even WITHOUT seeing the showflats as those weren’t even available then), and around 420 by the 5th day. We heard even the sellers (like developer staff, agents, the bankers) were buying units for themselves.

Reasons for Buying this Watertown Punggol Project

It has, well, almost everything.

It sits on a huge shopping mall – Waterway Point – twice the size of Junction 8 @ Bishan. Everything you need is taken care of, almost. Food, groceries, shops, basic necessities & essentials, fun stuff, entertainment, cinemas, books, banks.

And if you get tired of the variety here, just hop onto the MRT that is linked directly, and 22 minutes later you’re in Orchard Road at Doby Ghaut station. Or hop off halfway at Nex Mega Mall.

Actually, Watertown would make a great place to retire to! All you need is downstairs in air-conditioned comfort, easily accessible without the inconveniences of sun or rain, including direct subway access to all parts of the island. That’s something tenants would appreciate too.

Accessibility

Assessibility is really good. Even the LRT & Bus Interchange are connected, with the LRT circling round the activity clusters & nature walks coming up around Punggol. Drivers will also like that Watertown is just 3 minutes drive from the TPE which links to the SLE/CTE & KPE. Changi Airport is less than 20 minutes drive away.

If you remember, this combo of mall + bus interchange + link to MRT was enough to make units at Bedok Residences fly off the shelves, selling 350 units in the first day alone just a few months ago. But Watertown Punggol has more. It has water views!

It sits by the much talked about Punggol Waterway, hugging the widest point where the waterway turns, so it gets more water frontage. That may be just a glorified canal, but it’s a pretty one and at least we get more water here than at any other point!

From the mall down to the water will be terraces with alfresco dining. So it isn’t just all pragmatic convenience – there’s a ‘cool’ factor as well. It sure beats staring into someone else’s sitting room. If it wasn’t for the ABSD and recent cooling measures, Watertown could likely have beaten Bedok Residences’ record.

How much Watertown Condo Units Cost

Pricing during the launch worked out to around $1150 – $1400 PSF average. It isn’t precisely cheap. But considering that Bedok Residences almost sold out at between $1300 to $1500 PSF without benefit of a waterway or LRT, Watertown looks almost a bargain by comparison.

Here’s a very rough snapshot of pricing after the discounts (at the launch): one bedroom SOHO (high ceiling with loft bed) start from $800K, 2-bedrooms + study SOHO from $1.1M, 3-bedders from $1.5M.
