If you are looking for a condominium in Punggol, there are 2 worth looking at.
One is River Isles. NOT within walking distance to Punggol MRT but just 3 bus stops away for around $8xx PSF. Much more affordable. Even comes with marble flooring and quality fittings like Kohler.
But if you want a condo that is really convenient, look at Watertown Punggol a.k.a. ‘the condo at Punggol MRT‘. If money is no object, this is THE ONE to buy.
Lots of people seem to agree. They bought up over 160 units within 5 hours of launching (even WITHOUT seeing the showflats as those weren’t even available then), and around 420 by the 5th day. We heard even the sellers (like developer staff, agents, the bankers) were buying units for themselves.

Reasons for Buying this Watertown Punggol Project
It has, well, almost everything.
It sits on a huge shopping mall – Waterway Point – twice the size of Junction 8 @ Bishan. Everything you need is taken care of, almost. Food, groceries, shops, basic necessities & essentials, fun stuff, entertainment, cinemas, books, banks.

And if you get tired of the variety here, just hop onto the MRT that is linked directly, and 22 minutes later you’re in Orchard Road at Doby Ghaut station. Or hop off halfway at Nex Mega Mall.
Actually, Watertown would make a great place to retire to! All you need is downstairs in air-conditioned comfort, easily accessible without the inconveniences of sun or rain, including direct subway access to all parts of the island. That’s something tenants would appreciate too.
Accessibility
Assessibility is really good. Even the LRT & Bus Interchange are connected, with the LRT circling round the activity clusters & nature walks coming up around Punggol. Drivers will also like that Watertown is just 3 minutes drive from the TPE which links to the SLE/CTE & KPE. Changi Airport is less than 20 minutes drive away.

If you remember, this combo of mall + bus interchange + link to MRT was enough to make units at Bedok Residences fly off the shelves, selling 350 units in the first day alone just a few months ago. But Watertown Punggol has more. It has water views!
Watertown Punggol Waterway Location
It sits by the much talked about Punggol Waterway, hugging the widest point where the waterway turns, so it gets more water frontage. That may be just a glorified canal, but it’s a pretty one and at least we get more water here than at any other point!

From the mall down to the water will be terraces with alfresco dining. So it isn’t just all pragmatic convenience – there’s a ‘cool’ factor as well. It sure beats staring into someone else’s sitting room. If it wasn’t for the ABSD and recent cooling measures, Watertown could likely have beaten Bedok Residences’ record.
How much Watertown Condo Units Cost
Pricing during the launch worked out to around $1150 – $1400 PSF average. It isn’t precisely cheap. But considering that Bedok Residences almost sold out at between $1300 to $1500 PSF without benefit of a waterway or LRT, Watertown looks almost a bargain by comparison.
Here’s a very rough snapshot of pricing after the discounts (at the launch): one bedroom SOHO (high ceiling with loft bed) start from $800K, 2-bedrooms + study SOHO from $1.1M, 3-bedders from $1.5M.
